SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between Levine Properties, (“Homeowner”) and ________________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement, or as agreed to automatically by processing payment for rental of this property. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1.     Property: The property is located at: 6205 Vosswood Drive Nashville, Tennessee 37205  USA

2.  Rental Party: The Rental Party shall consist of Guest and the following persons: (primary guest) _______________________ (# of other guests) __________________

3. Maximum Occupancy: The maximum number of guests is limited to 12 persons. If there are 10 guests or more there is an additional $30 PP/PD charge.

4. Terms of the Lease: The Lease begins a 3:00 PM on ____________ (check-in) and ends at 11:00 AM on __________________ (check-out date).

5. Minimum Stay: This property requires a minimum of two (2) nights stay, as posted on the Blue Note web site. Longer minimum stays may be required during holidays and special events.

6. Rental Rules: Guest agrees to abide by the RENTAL RULES attached as Exhibit at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times.

7. Access: Guest shall allow Homeowners access to the property for purposes of repair, inspection and to retrieve boat. Homeowner shall exercise this right of access in a reasonable manner.

8.  Rental Rate & Fees:  a) Deposit: A deposit of $750.00 shall be paid by renter per the requirements. This amount is fully refundable seven (7) day or less from check-out, if there are no damages to the property. Any damage caused by the Guest(s) will result in additional charges to the guest.
* If there are any issues with the property on check-in please notify Homeowner immediately.
b) Rental Rate: As posted in the reservation on Blue Note website.

9. Cancellation Policy: As posted in the reservations on website.

10. Insurance: We encourage all renters to purchase their own travelers insurance.

11. Pets & Smoking: There are to be NO Pets of any kind in the house at anytime. There is to be NO Smoking in the house at anytime.

12. Any Parties or Special Events on Property MUST be approved at time of signing this agreement. Specific number of guests and event must be disclosed.

The Parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below.

EXHIBIT A

RENTAL RULES

 Smoking is NOT allowed.

The “Blue Note” is located in a residential neighborhood. Please be courteous to neighbors and keep noise to minimum after 10:00 PM.

People other than those in the Guest Party set forth above may not stay overnight in the property. Any other person(s) on the property are the sole responsibility of the Guest.

 There are no parties for any group larger than the listed Guest Party.

This house is privately owned; the owners are NOT responsible or liable for any accidents, injuries or illness that occurs while on the premises. The Homeowners are NOT responsible or liable for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.

Keep the property and all furnishings in good order.

Only use appliances for their intended uses.

All garbage must be bagged and placed in outdoor container.

NO pets are permitted on the premises at any time.

Parking: There is covered parking in the carport for two (2) vehicles and extra space for up to two (2) other cars in driveway. Please DO NOT park in the yard.

*   PLEASE DO NOT touch the boat currently parked in carport. If there is any damage to the boat the Guest will be held liable.

Housekeeping: There is no daily housekeeping service. Linens and towels are included in the unit, please do not take off the premises. A cleaning fee is included in the VRBO quote.
